- Can I see the original title deed, not a copy, and independently verify it at the registry?
- Is this parcel freehold or leasehold, and if leasehold, how many years remain?
- Are there any caveats, charges, or disputes registered against the title?
About the Physical Plot
- Can you show me the plot’s actual beacons on the ground, matched to the survey plan?
- Is the access road all-weather, and how far is it from the nearest tarmac road?
- What utilities are actually connected today, versus planned for the future?
About the Transaction
- Is the deposit refundable, and under what conditions?
- What is the full timeline from deposit to title transfer?
- Who covers stamp duty, legal fees, and registration costs — buyer, seller, or split?

- How long has your company been operating, and can I see previous completed developments?
- Do you have a physical office I can visit?
